The rent and the additional charges

Monthly rents don’t usually include electricity bills unless specified.

The cleaning must be done by the tenant before the check-out. Or can be can be arranged at the end of the rental but also during at extra costs.

Wifi and cable TV are included regardless the rental length.

The agency fees are not included in the rent.

The down payment

The down payment must be settled at the signature of the agency contract. The apartment reservation can only be confirmed once it’s received. It is not refundable in case of cancellation.

The security deposit

The security deposit is to be paid by the tenant on the check-in day at the latest. It covers any damages the tenant may cause in the apartment.

It is entirely refunded if no damage has occurred.

The security deposit is equal to the amount of the rent with a maximum of 2 month rent.

The agency fees

Company lease and secondary residence lease:
Our fees are bear by tenants:
– lease of a period of 12 months: 10% excl. VAT of the annual rent
Lease extension are subject to additional fees.

Mobility lease
For the tenant: €15 / sqm
For the landlord:
– lease of less than 3 months: 2% incl. VAT of the annual rent
– lease of less between 3 to 5 months: 4% incl. VAT of the annual rent
– lease of less between 6 to 10 months: 5% incl. VAT of the annual rent

Alur lease
For the tenant: €15 / sqm
For the landlord: 75% incl. VAT of 1 month rent
Extension fees for the landlord: 35% incl. VAT of 1 month rent

Management fees

For the landlord: 5% excl. VAT of all amount collected except the security deposit

The payment

The payment methods are: Bank transfer only.

The transfer fees are the responsibility of the tenants and made in Euros.

The home insurance

It is compulsory to cover the possible damages caused by the tenant. HABEO can help the tenant subscribes the insurance.

The rental management

HABEO works with reliable partners regarding the apartment management to offer an integrated service to owners and tenants. Upon request the agency can organise with its partners the check-in, check-out, cleaning, emergency repairing, dry cleaning, laundry, home insurance…

Visits of apartments

Visits can be arranged for long term rentals upon request at no additional cost.
